Hans van Breugel, a veteran entrepreneur in renewable energy and emerging markets, leads Affordable Living Solutions for Africa “ALSA” with a mission to tackle South Africa’s housing crisis.
As the first developer in the country to use a franchising model, ALSA empowers local entrepreneurs to rapidly deliver large-scale, sustainable housing projects. Van Breugel’s expertise in real estate and investment, along with his focus on renewable energy—particularly hydrogen—supports both housing innovation and the broader energy transition.
Through this model, ALSA is building new talent, accelerating development, and reshaping the future of affordable housing in South Africa.

At ALSA, we’re dedicated to transforming urban living through sustainable and innovative housing solutions. Our commitment extends to creating communities that thrive, fostering economic growth, and preserving the environment for future generations.

South Africa faces a major housing backlog despite government efforts, with over 2.5 million households still on the National Housing Needs Register 2023. Rapid urbanisation is a key driver — 65 percent of the population lived in urban areas by 2022, and Johannesburg has grown nearly 30 percent since 2011. With a shortfall of 3.7 million homes, most low income households still struggle to access safe, affordable urban housing.

We are seeking entrepreneurs, individuals, couples, or partnerships with some background in construction, real estate or development management. We would like to encourage females to enter the property development market.
We want to create strong franchisee relationships to evolve into other energy-efficient developments in the future
One project usually takes 2- 4 years to complete. Depending on various pre-approval processes. Developments on this scale are long-term projects.
ALSA has access to funding in the Netherlands and international, and can arrange for franchisees to benefit from this at a cost-effective interest rate. It is not a grant.
There is a monthly marketing fee (10% of turnover) payable at a later stage and capped. Ongoing marketing is crucial for the growth of the collective brand.
After 1 year of limited marketing, we have 10 franchisees, 3 in Gauteng, 1 in KZN, 1 in Limpopo, 1 in North West and 4 in the Eastern Cape confirmed. (July 2025)
